Buying or Selling Your Home, What Next?


We at Anderson Group Realty LLC understand that buying or selling your home can be a confusing process. The following information will help make things a little less confusing.

The first step would be to call a REALTOR and become familiar with that Professional. You must be comfortable with who you are working with, it's a long process- whether you are the Buyer or Seller!

If you are a Buyer:
You'll need to sign a Buyers Agency with your REALTOR's Agency. This means that you will be working with Exclusively the REALTOR or a member of the Agency you have selected. That person will be attentive to your requests and needs and all real estate questions or concerns will be addressed by your REALTOR. Here at Anderson Group we will sign you up for a MLS Assistant Program.That will allow you the freedom of searching the web for your house at your leisure. It will also email you properties that fit your criteria, that you may have overlooked. In addition your REALTOR will also look on a daily basis to help to update you. Usually driving by a property is a good way of knowing if you feel comfortable in the neighborhood and would like to call this property "home". Now it is time to set up appointments and check out the house. If this is the house you want, we need to put in an offer.

If you are the Seller:
Ask your REALTOR to help you with suggestions that may make your home more saleable. Adding curb appeal or interior polish may add $$ to your bottom line. Here at Anderson Group we'll put together brochures, sign in sheets and disclosures for you to have in the home when the property is shown. We will go over with you the best places to advertise your home and the best avenues to bring in buyers to your property. Make sure that you and your REALTOR are on the same wave length so you are both expecting the same things. Print advertising, Open houses, web presence and other modes of advertisements are only some ways we can get your home in front of your buyer. Talk to your agent about your specific marketing plan and creative ways of presenting your home.

Steps to selling your home, or buying a new one:

1. Pre-qualification- lenders are encouraging buyers to get pre-qualified for a mortgage so they know how much they can afford. We as REALTORS find the pre-approval beneficial to help us assist you in your purchase.

 

2. The Hunt- You now begin shopping for a house, when the right one is found, terms are negotiated .

 

3. Placing a Bid- Once at this point, you have to either place a bid or consider a bid which is being placed on your home. (whether you are Buyer or Seller)

 

4. Paperwork- Your REALTOR and attorney, should be making sure paperwork is in order.

 

5. Pre-approvals- Pre-approvals to be considered (if you are a buyer this is best if it is been done BEFORE you even start looking. See Number One. This can show if you can afford the property and/or if the buyer is a good candidate to purchase your home. Thus making the seller willing to accept your offer.

 

6. The offer- This is more than a price. The offer consists of how the purchase will be made (mortgage information), days for acceptance, home inspections, down payments sometimes will be taken into consideration. In addition, it could also be the approval letter, how strong is the letter. Close dates are a factor and contingencies are usually considered. Whether you want your offer contingent upon a attorney's approval or not, at this point, if you do not have an attorney you should selected one.
